Continuing education requirements: Subsequent active renewals

After your first renewal, you must take the continuing education courses required by law each time you renew an active license:

  • You must complete at least 30 hours, including:
    • 3-hour Current Issues in Washington Residential Real Estate Course
    • At least 27 hours of other approved continuing education
  • You must complete at least 15 hours within 24 months of your renewal date.
  • You may also use up to 15 hours of continuing education that you’ve completed within 48 months of your renewal date, as long as you haven’t used those hours to qualify for a previous renewal.
  • If you haven’t taken the initial 6-hour Washington Real Estate Fair Housing course, you must take it first.
    • Once you’ve taken the initial 6-hour course, you must take the 3-hour Washington Real Estate Fair Housing course each time you renew.

Continuing education requirements: Inactive licenses

You don’t need to complete continuing education requirements to renew an inactive license.

If you want to reactivate your license, you may be required to take continuing education courses. Email ReEducation@dol.wa.gov for more information.

This course explores the relationships, obligations and interactions of management, licensees, and clients.

WA REAL ESTATE FAIR HOUSING 3 or 6 hrs (MANDATORY)

The purpose of this course is to introduce real estate brokers and managing brokers to the
federal Fair Housing Act (42 U.S.C. 3601 et seq.) and the Washington Law Against
Discrimination (chapter 49.60 RCW) as it relates to real estate transactions.
The course will teach real estate brokers and managing brokers the historical and societal
context of housing discrimination, legal framework intended to prevent housing discrimination,
and steps to take to prevent housing discrimination.
The Department of Licensing (DOL) is responsible for developing real estate curricula. Schools
and instructors apply and build their own detailed curriculum for teaching real estate courses.
Their application will provide the details based on the curriculum outline from DOL. Course
approval will follow the process outlined in chapter 308-124H WAC.

Washington Real Estate License Renewal Compliance Process:

The Washington State Department Of Licensing states that real estate brokers renewing for their first initial renewal must complete at least 90 hours, including 30-hour Advanced Practices course, 30-hour Real Estate Law course, 3-hour Core course, and at least 27-hours of approved continuing education courses.

Brokers, Managing Brokers, and Designated Brokers renewing for the 2nd and subsequent time must complete 30-hours of continuing education. Of the 30 required hours, you must include the 3-hour core topic however, the remaining 27-hours can be in elective instruction.

Renewal Cycle
Washington real estate license renewals are due every 2 years from the licensed year on the licensee’s birthday, and you can renew up to 120 days before your license expires.

Renewal Fee
The on-time renewal fee for a broker is $146.25 and $210 for a managing broker.

Late Renewal Fee
The late renewal fee for a broker is $172.75 and $236.50 for a broker.

Inactive License
No continuing education is required while your license is inactive, however, the license must be renewed and renewal fee must be paid. There is no time limit on how long your license can remain inactive, but you will need to complete your continuing education requirement if you want to return to active status.
